The Town of Sylvan Lake Action Plan is working to address housing affordability and challenges within our community through:

  • Secondary Suite Loan Program: Interest free loans of up to $30,000 to construct secondary suites in new or existing dwellings. We made amendments to the Land Use Bylaw to support more opportunities for secondary suite development (page 104). Apply now
  • Apartment Incentive Program: Support the development of new apartment projects by refunding permit fees to developers making their projects more financially feasible. Apply now
  • Multi-Family Tax Grant Program: A municipal tax exemption grant for "missing middle" housing (attached housing types). Apply now
  • Housing needs assessment: a study to help us understand current and future housing needs in our community
  • Direct Control Rezoning: Previously, the downtown waterfront area was governed by the Waterfront Direct Control District and DC-50. To replace these zonings, Council approved replacing those with standardized land use districts. This provides applicants with clearer regulations and greater approval certainty
  • Dollars for Doors Program: A grant for each affordable unit built by non-profit housing providers and private sector developers
  • Reduced Parking Standards: lowered the minimum parking requirements for new apartment type housing developments
  • New permitting software: create a digital permitting process and streamline permitting applications
